The material palette is anchored in concrete greys, dark-stained walnut timber, natural stone, and ivory linen: a combination that creates depth, warmth, and a timeless atmosphere that will not date.

Procurement & Brand Integrity: The majority of furniture throughout Global Base is custom fabricated from specialist workshops across the Indonesian archipelago — carved wood, stonework, upholstery, and bespoke detailing that cannot be achieved through mass production. All furniture, fixtures, and styling elements are delivered in strict alignment with the established Global Base brand image. Any proposed substitutions must undergo formal approval to ensure consistency across all villas and phases.

Payment Security: All payments are made to the designated project account as outlined in your Villa Purchase Agreement. The notarial deed and all supporting legal documentation are prepared and executed by licensed Indonesian notaries.
Payment Details
Legal Structure
For foreign nationals acquiring property in Indonesia, a PT PMA (Foreign-Owned Limited Liability Company) is the legally recognised vehicle for holding property title. Vinay is establishing his PT PMA independently through his own legal counsel — once formed, the company details will be registered directly onto the land title deeds for Villa #04.
Once your PT PMA is established by your lawyer, Global Base requires the following company details to register the land title in your company's name. No further action is needed from our side until these are provided.
Why This Matters: The PT PMA structure gives you full legal standing to hold the leasehold title for Villa #04 in your company's name — the most secure and recognised ownership vehicle for foreign nationals in Indonesia.
Land & Zoning
The rice field views in front of Global Base can not be built on. This is confirmed by official Indonesian zoning law. The land directly facing Villa #04 is classified as P-1 (Zona Pertanian — Tanaman Pangan), a protected agricultural designation under Peraturan Bupati Badung Nomor 34 Tahun 2022 (Badung Regency Spatial Planning Regulation 2022–2034).
P-1 stands for Zona Pertanian Tanaman Pangan — Food Crop Agricultural Zone. Under Indonesian spatial planning law, P-1 designated land is a protected agricultural zone reserved exclusively for food crop cultivation, primarily wet rice paddies (sawah). It is one of the most restrictive land classifications in Indonesia.

Official Badung Regency RDTR Zoning Map — Peraturan Bupati Badung Nomor 34 Tahun 2022. The Global Base site (C-2 zone) is bordered directly by P-1 (green) protected agricultural land to the north and west.
In Plain Terms: The rice fields you see from Villa #04 cannot be developed. They are legally protected agricultural land under Indonesian law. Your view is not a feature that can be taken away.
Project Timeline
Global Base is being delivered in three distinct phases. Phase 2 breaks ground in Q2 2026 with a 14-month construction timeline. Phase 3 delivers the full community infrastructure, clubhouse, and remaining villas by Q2 2028.
Community Management
Global Base operates as a fully managed residential community. The monthly communal fee covers all shared infrastructure, security, landscaping, and operational costs ensuring the development maintains its standard, protects property values, and delivers a seamless ownership experience whether you are in residence or not.
Referral Programme
Global Base operates an exclusive referral commission programme for existing villa owners. If you introduce a friend, family member, or colleague who proceeds to purchase a villa within the development, you will receive a significant commission paid in structured installments aligned with the buyer's own contract milestones.
Tier 1 — First & Second Referral
Per villa referred (up to 2 villas). Commission is paid in two instalments: 30% ($15,000) at the referred buyer's contract signing, and 70% ($35,000) at handover of their villa.
Tier 2 — Third Referral & Beyond
For any referrals beyond the first two villas, a commission of 5% of the villa purchase price applies. Paid on the same milestone structure as Tier 1.

How It Works: Simply introduce your contact to the Global Base team. Once they sign a reservation agreement and make their deposit, your commission is formally registered. The first payment is released at their signing, and the balance is paid when their villa is handed over.
Rental Management
Rental management is entirely separate from the villa purchase and is not included within the $620,000 acquisition price. It is an optional arrangement that can be set up independently after handover, should you wish to generate rental income from Villa #04 when you are not in residence.
Important Clarification: After handover, you are free to appoint any reputable rental management company of your choosing. The information below reflects standard market rates across Bali and is provided to help you plan and evaluate your options with accurate expectations.

Our Recommendation: After handover, take time to evaluate whether daily, weekly, or monthly rental is preferred. This is a decision best made closer to handover when the Canggu rental market conditions are current. Global Base can help with rental connections however most buyers are opting out of this to maintain privacy.
Legal Document
The Lot Reservation Agreement below formally secures Villa #04 in your name for a period of 90 days from the date of signing. It is prepared by The Global Committee Ltd. and executed between the Developer and Vinay Kapoor. The $20,000 reservation deposit is applied toward land closing costs and the down payment on construction.
