Procurement & Brand Integrity: The majority of furniture throughout Global Base is custom fabricated from specialist workshops across the Indonesian archipelago — carved wood, stonework, upholstery, and bespoke detailing that cannot be achieved through mass production. All furniture, fixtures, and styling elements are delivered in strict alignment with the established Global Base brand image. Any proposed substitutions must undergo formal approval to ensure consistency across all villas and phases.

Payment Security: All payments are made to the designated project account as outlined in your Villa Reservation Agreement. The reservation agreement, notarial deed, and all supporting legal documentation are prepared and executed by licensed Indonesian notaries. Your investment is protected at every milestone by legally binding contractual obligations.
Legal Structure
For foreign nationals acquiring property in Indonesia, the establishment of a PT PMA (Foreign-Owned Limited Liability Company) is the legally recognised and most secure vehicle for property ownership and investment. Global Base provides a fully managed, end-to-end PT PMA setup service, handled by experienced legal professionals with a proven track record in Indonesian corporate law.
The following services are included within the PT PMA package — from company formation through to your 2-year Investor KITAS. The entire process is managed on your behalf, requiring only your passport, a proposed company name (3 words), and a registered address.
Why This Matters: The PT PMA structure provides you with full legal standing to hold the leasehold title, operate the villa commercially (if desired), and reside in Indonesia on a legitimate investor visa. This is the same structure used by thousands of successful foreign property investors across Bali and is fully compliant with Indonesian investment law (BKPM regulations). You are not taking a shortcut — you are doing this correctly.
Construction & Delivery
Global Base is being delivered in three distinct phases. Phase 1 (the show villa, LJ1) is complete and available to visit. Phase 2 breaks ground in Q2 2026 with a 14-month construction timeline. Phase 3 delivers the full community infrastructure, clubhouse, and remaining villas by Q2 2028.
Community Management
Global Base operates as a fully managed residential community. The monthly communal fee covers all shared infrastructure, security, landscaping, and operational costs ensuring the development maintains its standard, protects property values, and delivers a seamless ownership experience whether you are in residence or not.
Referral Programme
Global Base operates an exclusive referral commission programme for existing villa owners. If you introduce a friend, family member, or colleague who proceeds to purchase a villa within the development, you will receive a significant commission paid in structured installments aligned with the buyer's own contract milestones.
Tier 1 — First & Second Referral
Per villa referred (up to 2 villas). Commission is paid in two instalments: 30% ($15,000) at the referred buyer's contract signing, and 70% ($35,000) at handover of their villa.
Tier 2 — Third Referral & Beyond
For any referrals beyond the first two villas, a commission of 5% of the villa purchase price applies. Paid on the same milestone structure as Tier 1.
